Houston Update: Astros development, distribution center Baytown, Master planned community Magnolia

Josh: Hello and welcome to this edition of weekly update. My name is Joshua Vita CBTV journalist. We hope you are having a safe week Our stories for today are the Astros mixed use project moves historic Houston house, phase one of master plan Audubon Magnolia has begun, Floor and Decor build 1.5 million square foot structure in Baytown. And road constructions to watch out for this month. So, some of the road constructions today that Harris County toll Road authorities continue work on four southbound direct connectors linking the Highway 249 tollway and the Grand Parkway. Hwy 249, Section 1B is opening this spring in 2021 from FM 1488 to FM 1774 and Todd Mission. Finally, TXDot Texas Department of Transportation's widening of FM 2978 is to finish this year which stretched from FM 1488 Huffsmith Conroe Rd. Our main stories will be after the intro.

 

OK, our first story today is about the Atlanta based floor and decor outlets of America has purchased 100 acres near Baytown for a 1.5 million square foot distribution center which will service the South-Central United States. The property is located within the TGS Cedar Port Industrial Park at the corner of Cedar Port Parkway and Fisher Rd. John Simons, a partner with NAI Partners who represent TGS in the deal. Said Floor and Décor has been looking for a sizable property in Houston for the past two years. The industrial park spans a total of 15,000 acres with more than 11,000 acres available for the development. Tuesday after the purchase site work began on December 28th, Trans Global Solutions Incorporated is the sites civil contractor. They have already installed more than a mile of concrete roadways for easy access to the site. Floor and Décor has imported more than 350,000 yards of premium sheet fill dirt to build up the site. The facility was designed with a cross dock floor plan with a 30-foot clear height and the 99.3 acres remaining will be for trailers and employee parking. Once the foundations completed, Houston based Archon Corporation, the general contractor, will begin installing the walls. Floor and Décor to occupy the building by the end of this year 2021.

OK, our next story is the master planned Audubon will bring 4000 to 50000 thousand homes within the next 12 to 15 years. The model homes are now open this February in the community is located at the Crossway of Hwy. 249 tollway extension, an FM 1488 in Magnolia. It will spend 3000 acres with 550 of those acres featuring commercial space and thousands of multifamily units. As well as a park. Sam Yaeger Incorporated is the developer of the master plan community and expects to be fully built in 20 years schools will also be added into the community, including Allen Elementary School this month on 14 acres as part of the Magnolia ISD. Eric Morris Magnolia ISD assistant Superintendent of Operations, said the district anticipates purchasing three to four sites for multiple elementary and a middle and or junior high school. Mobility is also key to the communities grew growth Sam Yaeger III, Executive Vice President of Sammy Yaeger Incorporated, is working with the Texas Department of Transportation on FM 1488 improvements by again donating right of way to create a landscape Parkway along with FM 1488 within Audubon according to TXDot, top public Information Officer, Emily Black. The widening of FM 1448 to FM 1774, to West of FM 149 and slated began in August. Yaeger says Audubon, is a regional asset and we take responsibility of what we're doing really seriously It's going to be a gateway into Magnolia. It's going to be what people think of when they come up the freeway into this area initially. We are going to be the ones that set that initial impression.

OK, our last story. Today is the Houston Astros are moving forward on a mixed-use project in downtown Houston. The property was purchased back in 2019 and is adjacent to Minute Maid Park and covers 1.738 acres. The project will move in historic house and locomotive which will be relocated as well as the dismantling of Houston, TX, Fan Tavern and Home Plate Bar and Grill. According to Anita Sehgal. Astro’s Senior Vice President of Marketing and Communications the land will be used as a parking lot in the short term. The plans for the Mixed use, development or not yet finalized, and the Astros agreed to begin the project by 2024.
