Houston Update: DC Partners New Mixed Use Development, New Condominium, and Leasing Horizon Tower

Josh: Hello, welcome addition of weekly update. My name is Joshua Vita Houston based CBTV journalist. This week we have the new Horizon Towers now leasing space. New condominiums are in the Upper Kirby District and DC partner breaks ground on Mixed Use Project.

OK, our first story up today is about the Mixed-Use project that is located near the Galleria area target just inside Interstate 610 loop. Houston based DC Partners held a groundbreaking ceremony on January 28th. The project is labeled to as for 411 San Felipe and expecting completion in quarter four of 2021. The new project has already leased 60% of its space for 411 San Felipe covers 95,000 square feet and will contain retail as well as office space. The project is being built on part of the site of the former Werst Creek Apartment Complex. HOK a St. Louis architecture firm with a Houston office is designing the project.

Next, story up today is about Pelican Builder condominiums in Upper Kirby District. Pelican Builder has signed to move forward on several luxury condominium projects this year, the first one being Westmore, which broke ground on January 28th at 2323 W Main St. The project is going to be 7 stories and has 33 units which range between 1560 square feet to 1800 square feet. Also, four penthouses averaging at 2500 square feet. Houston based Mirador Group Designed the Westmore condo with GT Leach constructors who are building their project. Logan Builders also plan to break ground on a 17-story tower in the Galleria/Tanglewood, slated to start this year.

OK, our last story today is about the new Horizon Towers, leasing space. Cushman and Wakefield are providing leasing services for the Horizon Tower, part of a new Texas A&M Innovation Plaza adjacent in Texas Medical Center Plaza. Houston based Medistar Corp is developing in Tower and partnering with Texas A&M University. The building will be 17 stories upon a 13-story parking structure covering a total of 48,500 square feet and provide three floors with 38,000 square fee floorplates and 14 stories with 28,000 floorplates also 15,000 square feet of retail will be on the 1st floor. The project is scheduled for completion early in 2023. The Cushman and Wakefield team is primarily looking for tenants in life sciences in medical device/ technology sectors to occupy the Horizon Towers. Features in tower are emergency power for mission critical applications, appliances in apparatuses and access to vertical and horizontal pathways for specialized infrastructure routing according to a statement from Cushman and Wakefield. The building also will be the first Medical Life Sciences building in the world to include the HVAC integrated in Mobile Bio Defense Systems developed by integrated Viral Production (IVP) and location in the rising tower is 6929 Main St.
