Houston Update With Joshua Vita: New Industrial Project, Approved Senior Community, and a Maker Hub

Josh: Trammell Crow Clarion breaks ground on another speculative industrial project, Tomball City Council approves senior living community, and the 300,000 square foot East End maker Hub starts opening. OK, first story up today about Trammell Crow’s company building that speculative industrial project. So, Trammell Crow Cos Houston business unit and joint venture venture partner Clarion Partners LLC have broken ground on a speculative industrial project. It is going to be located in Northwest Houston at Seton Lake Drive and Hwy 249. I'm about a mile South of Beltway 8 /Hwy 249 interchange. The building will be called the Seton Lakes Logistics Center is being built on 16.8 acres will cover a total of 255,704 square feet. Houston based Brown architecture design the project and Katie Base Rosenberger Construction is the general contractor. The Cross-dock building will feature a 32-foot clear height, 52-foot column spacing 420-foot building depth. 36 trailer parking spaces, and an ESFR sprinkler system. The building is expected to be completed by October of 2021.

OK our next story is about that Tomball City Council approving senior living community. So, Tomball City Council. Voted 3 to 1 on March 1st to approve others in resolution for the Senior living Community Project. It will be built on the southwest corner on Medical Complex Drive and Hwy 249 on 3.6 acres. Russ Michaels, a development consultant for the Texas Interfaith Group, the Houston based nonprofit developing the Tomball Senior Village. So, the development will serve residents ages 55 and up and the project cost about $12 million and will include 50 to 63 story buildings with one- or two-bedroom options and construction slated for 2022.

OK, our last story up today is about the Maker Hub opening up and what will be included. So, the Maker Hub was designed for companies operating in equipment, metal manufacturing, and other manufacturing industrial sectors. Makerspace Phase one included white box suites ranging from 420 square feet and 20,000 square feet. Maker Hub is anchored by Houston based nonprofit Makerspace, TXRX Labs and they offer free training courses for employees of the Maker hub tenant companies. Phase two has also been completed, which added heavy fabrication suites for welder, CNC computer numeric control machinist and original equipment manufacturers. Phases three timelines yet to be determined but will add light fabrication units in crafting suites. The grand opening celebration of East End Maker Hub will take place during the summer according to Mike Pittman, Vice president of Real Estate for the Urban Partnership Community Development Corporation, one of the organizations developing the Maker Hub. The facility is located 6501 Navigation Blvd in Houston's East End.
